Several Ontario municipalities run forgivable loans or grants for additional residential units, and they open and close with budget cycles. Most require an affordable rental, which puts them on a different path from the HST rebate. Six city pages, each checked against the municipality’s own program page and date-stamped.
50% reduction in building-permit fees (including zoning and water fees) for new ARU applications.
Up to $50,000 per unit to create a secondary or garden suite, reported as a forgivable loan over 15 years, in exchange for renting the suite at or below the County’s maximum market rent to a tenant under its income limit.
Up to $30,000 toward an additional residential unit that is rented at an affordable rate.
Up to $35,000 per property toward servicing assessments for rural lots developing additional residential units or multiplexes.
Fixed cash grant paid after the permit is closed: $2,000 for one unit, $3,000 per unit for two, $4,000 per unit for three, to a maximum of $12,000 per property.
