Hamilton Garden Suites:
What Stacks
Hamilton runs the largest municipal garden-suite grant in the province. Combined with Ontario’s HST rebate for a home that will be the primary residence of you or a relation, and the development-charge exemption, a Hamilton backyard is one of the best-supported places in Ontario to put a factory-built suite. Here is how the pieces fit, and the date that decides the HST piece.

Up to $40,000
From the City
Hamilton’s Additional Dwelling Unit and Multi-Plex Housing Incentive Program is funded through the federal Housing Accelerator Fund and, since its October 9, 2025 amendment, pays a grant of 70% of eligible costs to a maximum of $40,000 for each eligible unit. Detached additional dwelling units, which the City calls garden suites or laneway homes, are listed as an eligible project type. The grant is paid in two stages: an advance of 20% of the estimated grant, capped at $8,000 per unit, on a contractor’s estimate, and the balance after the unit is complete.
Two things to confirm with the Housing Secretariat before you count on it. First, which of your costs the City treats as eligible; a factory-built package delivered to site is not the case the program was drafted around, so ask. Second, whether any rental or affordability condition attaches to the current grant. Earlier versions of Hamilton’s program were forgivable loans with a 15-year affordability term; the current grant is reported without one, and that matters for the next point.
Which path is your suite on? If the City’s grant carries no rental condition, it can stack with Ontario’s HST rebate on a suite your parent or adult child will live in. If you take a grant that requires you to rent the suite to a tenant, the HST rebate is off the table, because it requires the home to be the primary residence of you or a relation. Ask both the City and your accountant before you choose.
The Date That
Matters in Hamilton
Hamilton issues permits for detached suites through its standard residential stream. We have no verified Hamilton-specific timeline, so the calculator applies the conservative 16-week allowance. The City’s own August 4, 2027 occupancy deadline for the grant sits only four months after the HST deadline for construction to begin, so a project that hits the HST date comfortably makes the grant date too.
EpicMod supplies the full engineering drawing set for the application; you or your consultant submit it to the municipality. See how the process runs.
Sixteen weeks for the permit plus a three-week buffer before the CRA deadline of March 31, 2027 for physical work on the land to begin. A permit in hand, a deposit paid, or trees cleared does not count as construction beginning.

The figures below use the published package price only; your site works, materials, and professional fees also carry HST and add to the claim. Every dollar of rebate assumes the home will be the primary residence of you or a relation.
