Two Deadlines, One Month Apart
Ajax pays a fixed cash grant for every new additional dwelling unit, garden suites included, and the reported cut-off for permit applications is March 1, 2027. Ontario’s HST rebate for a home that will be the primary residence of you or a relation needs physical work on the land by March 31, 2027. On a small Ajax lot with a factory-built suite, one permit application can hit both. Here is how.

A Small Grant
With a Hard Date
The Town of Ajax’s Build More, Get More program, funded in part by the Town’s $22 million Housing Accelerator Fund agreement, pays a fixed cash grant to owners who add new additional dwelling units: $2,000 for one unit, $3,000 per unit for two, and $4,000 per unit for three, to a maximum of $12,000 per property. Basement apartments, garden suites, garage units, and other secondary suites all qualify. The grant is paid after the building permit is approved, construction is complete, and the permit is formally closed, so it is a reimbursement, not a deposit.
Two cautions. Third-party summaries report that permit applications must be in by March 1, 2027 to qualify, and that the Town paused new intake during 2026; the Town’s own ADU page could not be reached when we checked, so confirm both with the housing office before you count on the money. And note the dollar amounts: Ajax’s grant is the smallest of the six municipalities we cover, so on an Ajax project the HST rebate is the larger incentive by a wide margin.
Which path is your suite on? No rental condition is reported on the Ajax grant, so it should stack with Ontario’s HST rebate on a suite that will be the primary residence of you or a relation. Confirm with the Town that a suite occupied by family qualifies, since the program was announced with rental supply in mind.
The Date That
Matters in Ajax
Ajax publishes no fixed ADU permit turnaround, so the calculator applies the conservative 16-week allowance, which puts the last safe application date in mid-November 2026. That is comfortably ahead of both the reported March 1, 2027 grant cut-off and the March 31, 2027 HST deadline for physical work to begin, but only if the application is complete when it goes in.
