Absolutely. All EpicMod structures meet or exceed OBC requirements, pass standard municipal inspections, and require an occupancy permit before move-in — just like any site-built home.
Yes — all EpicMod models come with a Feature List of interior and exterior options you can choose at no additional cost. This includes exterior cladding colour and style, roofing material, flooring type and colour, cabinet finish, countertops, fixtures, and more. Upgrade features beyond the standard list are available for an additional fee.
Once your permit is issued, we deliver in 8–10 weeks. Factory manufacturing and site prep happen simultaneously, compressing the timeline dramatically compared to conventional construction.
Since November 2022, Ontario's More Homes Built Faster Act permits at least one additional residential unit on any residential lot province-wide. EpicMod does a free site analysis to confirm which models fit your specific lot.
Modular construction delivers fully finished room modules craned together on-site. Panelized delivers flat structural panels (walls, floors, roof) your crew assembles into a shell. Modular is faster for ADUs and homes. Panelized gives developers more design flexibility at scale. EpicMod offers both.
EpicMod models start from $56,900 for the studio Pad and go to $339,900 for the Solis (2 bed + den, 1,008 sq ft). Prices are factory package only, excluding GST/HST, transportation, and site work. Site work is quoted separately. All pricing is transparent and fixed at the time of your order.
Yes. EpicMod homes are built to the Ontario Building Code, receive a standard occupancy permit, and are treated as real property on a permanent foundation. Most major Canadian lenders and CMHC will finance OBC-compliant modular homes on owned land. Confirm with your lender early in the process.
Permit timelines vary by municipality — typically 4 to 16 weeks. EpicMod prepares and submits the permit application on your behalf, including all engineering drawings. While the permit processes, we begin factory manufacturing so your overall timeline is compressed.
Yes. EpicMod homes can be placed on poured concrete basement, crawl space, concrete slab, or engineered pier system depending on lot conditions, local bylaws, and the model chosen. Foundation type is determined during the site analysis and engineering phase.
Yes. Factory manufacturing allows tighter building envelopes than site-built construction — consistent insulation and vapour barrier under controlled conditions. All EpicMod homes meet OBC energy efficiency requirements. Upgrade options including enhanced insulation, triple-pane windows, and HRV are available through the Feature List.
Yes — New York State, Michigan, Ohio, and Pennsylvania. US projects are B2B developer supply with custom pricing. All US-bound structures ship with applicable state structural certifications. Cross-border logistics and code compliance documentation are managed by our team.
The 2-year structural warranty covers defects in materials and workmanship in structural components as delivered from the factory — frame, floor system, wall panels, and roof assembly. It does not cover damage from third-party site work, natural events, or normal wear and tear.
